Minor Home Repair Assistance & Hurricane Hardening Upgrades

$60,000 MAXIMUM LOAN, 0% INTEREST, 10-YEAR TERM

Program Administered by Broward County on behalf of the City of Weston 

Eligible homeowners may apply for assistance with repairs to their primary homestead. The maximum amount of assistance is $60,000 and will be determined by the actual cost of the work.

Services include:

• Roof repair and/or replacement; complete repair/replacement of deteriorated roofing system
• Window replacement with impact windows
• Exterior doors replaced with impact resistant doors
• Insulation installation
• HVAC/air conditioning replacement or upgrades and insulation
• Connect to sanitary sewer/septic tank closure

Applications are processed on a first-come/first-qualified basis until available funds are expended. Eligible properties include: single family homes, villas, townhomes and condos with a maximum property value (for Weston properties) of $817,000 for single family homes, and $341,050 for condos. No monthly payments are due on these interest-free loans. After residing in your home for the 10-year term, the loan is forgiven.

Programs are funded through the Community Development Block Grant (CDBG) program through U.S. Housing and Urban Development, and State Housing Initiatives Partnership (SHIP). 

Income Eligibility:  Depends on family size and funding source; for example, a one-person gross annual household income cannot exceed $53,800. Applicants must be current on their property taxes and/or mortgages. Homes with Reverse Mortgages are not eligible.

Barrier Free/Special Needs Upgrades

FOR HOUSEHOLDS WITH A MEMBER WITH A DISABLING CONDITION

Program administered by Broward County on behalf of the City of Weston

• Improvements for interior and exterior mobility and accessibility. 
• Doorway expansions to accommodate wheelchairs
• Retrofit bathrooms and kitchens; change cabinet doors and plumbing hardware
• Other life safety improvements 
• Hurricane hardening repairs, if funding remains available following all the other listed repairs.

Applications are processed on a first-come/first-qualified basis until available funds are expended. Eligible properties include: single family homes, villas, townhomes and condos with a maximum property value of $568,577. No monthly payments are due on these interest-free loans. After residing in your home for the 10-year term, the loan is forgiven.

Program is funded through the State of Florida's State Housing Initiatives Partnership (SHIP) program. 

Income Eligibility:  In order to qualify for any of the programs, households must have incomes less than 80% of Broward County's Area Median Income, adjusted by family size, based upon the current US HUD income chart for Broward County (see below). Applicants must be current on their property taxes and/or mortgages. Homes with Reverse Mortgages are not eligible.  Limited funds may be available for households at higher income levels (up to 140% Area Median Income).

No monthly payments are due on these loans. After residing in your home for the loan term, the loan is forgiven until available funds are expended. Eligible properties include: single family homes, villas, town-homes and condos with a maximum property value of $568,577.

Homebuyer Purchase Assistance Program

For qualified applicants wishing to purchase a home in the City of Weston, this program offers a maximum of $80,000, based upon financial need. 

A buyer must first be able to obtain a mortgage loan that meets County guidelines. The buyer may not have owned a residential property in the prior three years and must use the home as a primary residence. The buyer must pay at least 3% of the purchase price (2% may be from a gift), among other requirements. As long as the buyer owns, occupies, and maintains the home for a period of 15 years, the 0% interest loan will be forgiven.

TENANT BILL OF RIGHTS AND LANDLORD/LESSOR NOTICE REQUIREMENTS

The Broward County Commission approved a law in June 2022 that requires landlords to give not less than 60 days' notice prior to termination of leases for tenants facing rent increases of more than 5%. It applies to all renters whether they have month to month or annual lease agreements.

Florida Hometown Heroes Housing Program

Homeownership is made more affordable for eligible frontline community workers through this new program. Law enforcement officers, firefighters, educators, healthcare professionals, childcare employees, and active military or veterans who qualify as first time homebuyers will receive down payment and closing cost assistance so that they can purchase a primary residence in the community in which they work and serve.

The Florida Hometown Heroes Loan Program also offers a lower first mortgage rate and additional benefits to those who have served and continue to serve their communities.

Property Assessed Clean Energy (PACE) Program

The City of Weston is a participating city in the Property Assessed Clean Energy (PACE) program. The PACE program is a financing option or loan, not a rebate or grant, offered by external parties to both homeowners and business owners in Broward County. 

Eligible PACE upgrades reduce on-site electric usage, assist in hurricane protection, and/or produce onsite renewable electricity.

Some upgrades that the PACE program covers are:

• Rooftop solar panels 
• Solar water heater
• Energy efficient air conditioning unit
• Cool roof
• Impact windows
• Insulation

PACE is an innovative financing tool that is now available to property owners in participating cities in Broward County. The program is not administered by Broward County or any government agency. There are several types of financing tools available, so be sure to research to make the best financial decision for your home or property.

The City of Sunrise Water Utility, which provides water service to the Weston area, is a part of the Broward Water Partnership -- a collaboration of local governments committed to helping water customers conserve water.
